A real estimate starts at the house
A useful price requires measurements and a look at roof pitch, access, existing layers, flashing, and visible deck condition. A phone estimate can only be a rough planning range.
Roof area and pitch
Roofing is measured by roof surface, not interior floor area. Steeper roofs require added safety equipment and slower installation.
Complexity and access
Valleys, dormers, chimneys, skylights, and wall transitions add detailed work. Tight access also changes material handling and cleanup.
Tear-off and deck condition
Removing the existing roof exposes the deck. Any damaged sheathing should be documented and addressed before new material covers it.
Asphalt or metal
Architectural asphalt shingles and standing-seam metal have different material, trim, and labor requirements. The right choice depends on the home, goals, and budget.
Compare scopes, not totals
- Is full tear-off included?
- How are damaged deck sheets priced?
- Which flashing details are replaced?
- What ventilation work is included?
- Who handles cleanup and final review?
